Kitchen installation and renovation in Utrecht
Utrecht has two building waves and little in between. What that means for your kitchen in the centre, in Overvecht or in Vleuten, and how we get there.
Who renovates and installs kitchens in Utrecht?
We do: Keukenrenovatie Midden Nederland, a kitchen fitting company from Almere with its own fitters working in pairs. We replace fronts, worktops and appliances, or install a complete new kitchen of any brand. Since 2019 we have worked at 42 addresses in Utrecht. Utrecht is a city of extremes for our trade. More than a quarter of all homes were built before 1945, and more than a third after 1995. There is remarkably little in between. A kitchen in the city centre and a kitchen in Vleuterweide are eight kilometres apart and two different jobs.
So when you contact us, we first ask about your neighbourhood, the year your home was built and the stairs. That decides how many fitters come, how long we need, and what has to be arranged in advance.

- 40 mindrive from Almere
- 2fitters on every installation

The old ring and the new city
| Area | Mostly built | What we find there |
|---|---|---|
| City centre | 52% before 1945 | upstairs flats, one narrow staircase, often a wharf cellar below |
| West (Lombok, Oog in Al) | 53% before 1945 | workers' houses from 1886 to 1920, solid brickwork |
| North-east (Wittevrouwen, Tuindorp) | 50% before 1945 | renovated 1920s and 1930s homes, many altered before |
| Overvecht | 60% from 1965 to 1975 | walk-up and gallery flats, concrete walls, level floors |
| South (Lunetten) | 30% from 1975 to 1985 | courtyards and terraces, carrying from the edge of the courtyard |
| Leidsche Rijn | 72% after 2005 | plasterboard and metal studs, roomy fuse box, unloading at the door |
| Vleuten-De Meern | 57% from 1995 to 2015 | 83% houses, a driveway, the first generation of kitchens is now worn |
Leidsche Rijn started building in 1997, so the kitchens from those first years are now about 25 years old. That is exactly the age at which the doors and the worktop are worn while the cabinets are still fine. In those areas we recommend renovating more often than a new kitchen, and that saves thousands of euros. See kitchen renovation.

Whether you cook on electricity depends on your postcode
A third of Utrecht's homes are on district heating and more than a third are gas-free. That is concentrated in Overvecht, Kanaleneiland and parts of Leidsche Rijn. Live there, and there is no gas pipe to the kitchen. Induction is the starting point. What does need attention is the fuse box: a cooking group that is heavy enough is by no means always there.
In the pre-war ring it is the other way round. Most kitchens there still have a gas cooker. Switching to induction is a separate step, with an extra group, sometimes a heavier connection and a gas pipe capped off by someone qualified to do it. That is often missing from the kitchen shop's quote. Ours includes it. Read gas to induction.
What we will not do is talk you out of a gas hob that works well just because induction is modern. If you are happy with it, keep it.
The city centre is a trade of its own
Under the Oudegracht, the Nieuwegracht and the Kromme Nieuwegracht there are almost a thousand wharf cellars. For us that means the van is at street level while your home may start a floor lower, with stairs in between. A three-metre vaulted ceiling suits tall cabinets, but the way in is narrow and there is no lift.
Then there is the clock. In the pedestrian zone you can currently load and unload between 6 and 12 in the morning and between 7 and 10 in the evening. Since 1 January 2025 the centre also has a zero-emission zone for vans. We have arranged that, so you will not notice it. What you will notice is that we plan a city-centre installation early in the morning. We tell you in advance.
An installation day on the Nieuwegracht takes longer than the same kitchen in De Meern. We charge no supplement for that. We plan an extra fitter and an extra hour.
The new neighbourhoods are car-free
Merwede in the Merwedekanaalzone will be the largest car-free inner-city neighbourhood in the Netherlands, with six thousand homes. The Cartesiusdriehoek and the Beurskwartier are largely car-free too. For a kitchen installation that means no van at the door, loading at a designated spot and longer walks with heavy parts. So with new builds we always ask where the loading point is and whether you need a key or pass.
Is your home still a bare shell? Then the work before the kitchen comes first: pipes in the right place, electrics, and a fuse box that can run induction and an oven at the same time. See plumbing and electrics.
Where Utrecht buys its kitchens
Almost everything is in one cluster on the Kanaleneiland business park, along the Hollantlaan, the Zeelantlaan and the Europalaan, right by the A12. Around ten kitchen shops sit side by side there, with IKEA on the Van Rensselaerlaan in the same square kilometre.
A large part of our work in Utrecht is exactly this: you buy the kitchen there, take installation out of the quote and call us. We know the flat-pack systems of all those brands because we open them every week. See kitchen installation and installing an IKEA kitchen.
Questions
I live in the city centre. Can you even get to my door?
Usually, yes, within a time window. In the pedestrian zone we load and unload early in the morning, and sometimes we bring the materials in two runs. Give us your address and we check what applies in your street.
We have district heating. What does that change in the quote?
There is no gas pipe involved, which saves work. What may be added is the electrics: a separate cooking group and sometimes a heavier fuse box. We look in the fuse box when we measure up and list it as a separate line.
Our kitchen in Leidsche Rijn is from 2002 and still complete. Is renovating worth it?
Often, yes. From those years the cabinets are usually still perfectly straight, and it is the fronts, the worktop and the appliances that are worn. Book a free consultation and we tell you whether it is worth it in your case.
Do you also come to Vleuten, De Meern and Haarzuilens?
Yes. That is the calmest part of the city to work in: houses, a driveway or a short walk to the front door, and level floors. We usually plan one day there instead of two.
